Home Appraiser costs
I recently went to my county’s appraisal district website and my home is appraised about $20K less there than
the value it was appraised at 4 years ago. That appraisal was done by a appraiser who was hired by the man who sold the house to me. That appraisal was in the low 70’s (which I purchased the doublewide for) but on my county’s website it is listed as being in the low 50’s. Was I ripped off or am I missing something? If I was ripped off is there anything that I can do? The house is in great condition but we’ve had very few people come tour the house and it has been on the market for a year with a MLS service. We have even lowered the cost $5k less then what we bought it for and still no luck. Any advice is greatly appreciated.
1st your property is a manufactured home. Being in the RE business these home can become nearly impossible to Resell as there is depreciation much like a car.
Also Manufactured home have a stigma attached to them many people don’t want one.
Also MLS service isn’t all its cracked up to be. If you list with a part timer or discount brokerage person you could be doing yourself great harm.
When our office has Sold Manufactured homes there usually Greatly Reduced in Price and the $ 5,000 might not come close to the price it needs to be listed at.
Most likely you need to adjust the listing price closer to what you owe…
