Zillow.com, Trulia.com and other such sites give you estimates of what homes in your area have sold for.
You can try contacting a local real estate agent to give you a Comparative Market (price) Analysis (CMA). Most of them do not charge for this service. An agent will come to your home, scope it out and compare it to other recently sold homes in your immediate area. When I do CMAs, I like to include expired or withdrawn listings. When listings expire or are withdrawn it usually means that home is overpriced or that it didn’t show well.
Only a licensed appraisal is able to give you an appraisal that may be acceptable to buyers, agents and banks. Appraisals run between $300-500 and must be paid upfront and not at closing.
Ultimately, however, the buyer is the one who determines the value of the home. He/She will tell you how much they are willing to pay for your home. An agent will help you price the home right so as to get as close or all of the asking price as possible.
